What kinds of commercial property do you paint?
Office suites and professional buildings, retail storefronts and strip centers, restaurants, medical and dental offices, warehouses and light industrial space, churches, apartment and condo buildings, and HOA common areas like clubhouses, mailbox structures, fences and pool enclosures.
Inside or outside. Plenty of commercial calls are exterior repaints driven by how the building looks from the road, but we do just as much interior work: corridors, suites between tenants, restrooms, break rooms and stairwells.
If you manage several buildings, we can price them as one project and schedule them in a sequence that fits your budget year rather than doing all of them at once.
How do you work around a building that is still in use?
Most commercial buildings cannot close for a paint job, so the schedule gets built around the people in it. For an office that usually means after hours or a weekend. For retail it means before opening or after close. For an apartment or condo building it means one section at a time, with notices posted so residents know which entrance or walkway is out for the day.
Wet surfaces, ladders and equipment get cordoned off. Walkways stay open or get a marked detour. We clean up at the end of every shift rather than leaving staging out overnight where the public can reach it.
Tell us your hours and your quiet periods when we come out to price the job. That information changes the bid, so it is far better to say it up front than to find out later that the only workable window is Sunday morning.
How does the bid process work?
We walk the property with you, measure, and note the condition of every surface. Stucco with hairline cracks, wood trim with rot, metal railings with rust and previously coated block all need different prep, and prep is where a commercial bid is won or lost.
You get a written bid broken out by area or by building, not one number for the whole property. That matters when you have to take it to an owner or a board, and it lets you cut or defer a section without asking for a whole new price.
The bid names the products, the number of coats, the prep included and what is excluded, and the workmanship warranty terms are written into it. If we find something after we pressure wash a surface or open a soffit, we come back to you before doing the extra work, not after. You can see finished jobs on our work page.
We will tell you at the walkthrough when to expect the written bid. Multi building properties take longer because we walk each one.
Who will actually be on site?
Color Masters is a local crew based in South Daytona. Robert prices the work, he is on site for it, and he is the one who answers the phone, so you deal with the same people from the walkthrough to the final check.
That is the practical argument for a local contractor on commercial work. When something needs a decision at seven in the morning there is one number to call, and the person who answers it can make the decision.
Ask for the certificate of insurance when you request the bid and we will send it with the proposal, so your property manager has it on file before we start.

Can you work evenings or weekends?
Yes. Most of our commercial work happens outside business hours. Tell us your operating hours when we come out and we will build the schedule around them.
Do you handle projects with several buildings?
Yes. We price each building separately inside one proposal, and we can phase the work over months so it fits a budget year instead of landing all at once.
How do you price commercial painting?
By area and by condition, not by a flat rate per square foot. Two buildings the same size can price very differently depending on how much prep the surfaces need. The written bid shows the breakdown so you can see where the money goes.
Do you work with HOA and condo boards?
Yes. You get an itemized written bid you can present at a meeting, and we can walk the property with more than one board member so everyone is looking at the same thing.
