What is actually included in an exterior paint job?

Preparation, and plenty of it. That is the short answer, and it is the part that decides whether your paint still looks right in five years.

We start by washing the house down and treating any mildew, which in this climate is nearly always present on the shaded north side. Then we scrape and sand anything that is peeling, fill and caulk the gaps around windows, doors and trim, and spot prime bare timber or patched stucco. Wind driven rain finds every unsealed joint on a Florida house, so the caulking stage gets more attention here than it would inland. Only then do we paint.

A typical exterior includes walls, trim, fascia, soffits, and the front door if you want it done. Garage doors, shutters, railings and decks are usually priced separately, so tell us what you want covered and it will be itemized on the estimate rather than buried in a single number.

How long will exterior paint last on a coastal Florida home?

Less time than the tin claims. Manufacturers quote lifespans based on gentler climates than this one.

Between the salt in the air, the UV load and the summer rain, an exterior here works harder than the same paint would in Georgia or the Carolinas. South and west facing elevations fade first, almost every time, and homes within a few miles of the water tend to show chalking sooner than ones further inland. Stucco and concrete block, which is most of what gets built in Volusia County, also moves with heat and develops hairline cracks that need filling before they let water in behind the coating.

None of that is a reason to expect a short life out of a repaint. It is a reason to prepare thoroughly and to use the right product for each surface, which is where most of the difference comes from. If your last paint job failed early, it was more likely the preparation than the paint.

When should you repaint, and when can it wait?

There are a few honest signals. Chalky residue on your hand when you rub the wall means the surface has broken down. Hairline cracks in stucco, peeling around window frames, bare timber on fascia boards, or color that has visibly gone flat on one side of the house are all worth acting on.

If none of that is happening and the house simply looks tired, a wash may buy you another season. We will say so. We would rather come back to you next year for the full job than sell you a repaint you did not need, and a fair bit of our work arrives by word of mouth for exactly that reason.

We also handle interior painting and commercial painting, so if the outside is fine and the inside is the problem, we can look at both while we are there.

What does working with us look like?

You call or send the form. We come out, walk the house with you, and note the surfaces, the square footage and anything that needs repair before paint. You get a written estimate that lists labor, materials and what is included.

If you go ahead, we agree a start window and work around the weather rather than pretending it will not rain. We protect landscaping, windows and driveways before anything gets sprayed or rolled, and we clean up at the end of each day rather than leaving a site to live with for two weeks. Robert, the owner, is reachable throughout. You will not be handed to a call centre.

Exterior painting questions we get asked

Do you pressure wash before painting?

Yes, and it is part of the job rather than an add on. Florida humidity feeds mildew, and paint will not bond to a chalky or dirty surface. We wash the house, treat any mildew, then let it dry properly before a brush touches it. We do not take pressure washing only work, since washing without painting leaves the surface unprotected.

When is the best time to paint the outside of a house in Volusia County?

The dry months from late autumn through spring are easiest, because there is less chance of an afternoon storm landing on fresh paint. That said, we paint year round. Summer work just needs more attention to the forecast and an earlier start in the day.

What paint do you use?

Sherwin-Williams is what we buy most of the time, and we pick the line to suit the surface. Stucco, wood trim and metal doors do not all want the same product. We also work with Behr and Benjamin Moore, so if you have a preference, tell us and we will price it that way.

What if the paint fails?

Every job comes with a written workmanship warranty, and the length is on your estimate because it depends on the surface. It covers peeling, blistering and flaking that trace back to our preparation or our application. A defective batch of paint falls under the manufacturer's warranty.

Can you help with HOA color approval?

Many Volusia communities require the board to sign off on a color before work starts. We can pull the exact codes for the colors you are considering so you have what the board needs. Ask us when we come out for the estimate.
